Firm Profile & Experience

Oseguera & Associates LLP CPA’s is a member of the American Institute of Certified Public Accountants, California State Society of CPAs and the California State Board of Accountancy. The firm’s practice is exclusively devoted to performing Tenant Sales Audits, Parking Garage Audits, and consulting services for the Shopping Center Industry.

Since its inception in 1989 Oseguera & Associates LLP has worked with some of the country’s largest shopping center owners, and managers to develop and implement successful Tenant Sales Audit Programs.

We believe that our services are the most comprehensive and professional in the industry, and our experience and knowledge of the shopping center industry allow us to consistently deliver a higher quality product than our competition. Unlike other national sales auditing firms, we do not subcontract any of our work. Our own auditors with "Big Six" auditing experience, using the most thorough audit programs and internal controls questionnaires in the industry, will perform all of your tenant sales audits.

As part of our regular Tenant Sales Audi Program, we also provide support services to our client’s accounting, legal and leasing personnel in preparing for and following through on the results of the tenant sales audits. We have also worked with our client’s legal personnel in negotiating lease agreements, developing new lease language for specific retail businesses and clarifying vague and obsolete lease language in existing lease agreements.
